We have allowed animals both with a fee and without depending on property, and have added to the lease that tenants agree to an automatic use of security deposit for a professional deep clean and restoration to a non-animal inhabited state.

One thing I should have done was to do a couple thin coats of polyurethane.

I'm a GC, so I get a much better prices, but if I sub out the job, for 1000 square fee I can get the floors sanded, stained and and 2 coats of varnish(with the sandings in between) for about $700 and new 8 mil. laminte would cost anywhere from $1.75-2.00 psf, cheaper if I hire guys I know by the hour.

Instead of skim coating, its probably easier just put drywall on top of it and that is what the subs you hire are going to want to do. 

Pricey, but usually a real 1 coat coverage (high pigment count) Try it in one room and you'll see the difference....

If you allow animals, however, youre asking for destruction.

If you charge $25 per animal, that's an extra $300 per year income.

Speaking of internet forums and kittens, the most vicious thread I ever watched devolve was on a political forum when somebody posted something to the effect of...I HATE irresponsible pet owners that allow their cats to go outside and kill all the little birdies'...To which some else replied YOU EVIL MONSTER cats are almost wild animals and its cruel to keep them locked indoors for life...But back on topic...

Sometimes just a new coat of paint goes a long way for curb appeal.

The profit margins made from taking leftover animal meat and cardboard and calling them hamburgers, or by flavoring french fries with meat (and ungodly amounts of salt) is too much for any corporation to turn down.
