If you have the time and effort to build out a team of a investor friendly agent, contractors and a property manager then it's a very viable option but in todays time there will be very little to no cash flow.

Give the PM a written notice of termination 30 days in advance.

It takes time to develop trust and credibility with potential investors, so don't wait until the last minute.

The best way to position yourself to have better cash flow is to buy a property that is livable but needs rehab.

The goal here is to align with investors and educate them about the benefits of long-term strategies.
