I working on purchasing a place Rhode Island at the shore and would like to connect with anyone who has experience with Airbnb in Rhode Island. 

Have looked all over, from SD (have lost out on ~5 properties, from $50k over to $225k over ask), to gulf shores (similar insane overpricing), to wine country (a couple I tracked went $100-200k over ask thanks to SF tech money) and beyond.

Any dip is fairly temporary. 

I also host a networking group in the South Shore.

It could turn into a rough expedition, and you will soon face relentless struggles, don't worry it's all temporary in the real estate world.

South Shore has had much stricter regulations in place but north shore is looking to start a permitting process, which last I heard for Washoe County (same county as Reno) would be a $1100 registration for permit each year along with some pretty strong regulations regarding response time and property management while guests are on premise.

The cash on hand that you save can be used to make improvements that you can use to shore up your equity position that you can take advantage of through a refinance when rates come down.
