Sorry, I'm sure they're out there, but haven't been able to find them.I realize that these are mostly questions for the specific bank/lender... but I'd like to be prepared as much as possible before their discovery meeting.

Hi guys, I'm new to the forums but have been listening to the BiggerPockets podcasts for the past few months in preparation for making my first investment property purchase.

This allows me to be prepared to talk to the seller.  

He would offer between 2k-8k depending on the mortgage, equity inside the home, condition etc. after he made a deal, the original owner would sign over the title at a title company and prepare to leave.

I'm not paranoid, but I would like to be prepared in the event something does go wrong with or property, it can't effect any of the other properties.

I feel the best teacher is experience and if they can have one property that they crunch the numbers on and buy themselves, manage themselves, and are responsible for - I think that will go a long way in preparing them for their eventual inheritance.Although my perspective might eventually just change completely to yours as my kids are both under 2.

I love the mailbox money. but I hate it when tenant having problems. hate it when tenant gives notice and have to go through renting the unit. after being through the last crash, I have to make sure I am prepared for the next down turn which means watch the cash flow, the reserve closely and pay more attention to the macro economic climate.
