I think a JV makes sense over syndicating when you want others to participate in the work or you are looking for longer hold times than syndication is typically done at.

Exempt properties include those that fit the rules of 55 and older or 62 and older communities, or those that participate in a federal, state or local senior housing program.Even if Fair Housing applies, the request must be "reasonable" and I would argue it's not reasonable to permit animals in a shared living space because it is impossible to separate the animal from the living space of others.

If its Debt you can file for an exemption if you’re the sole note holder on the property however if its equity you may want to talk to a SEC attorney if you’re holding equity as a passive non contributing partner (no material participation with expectation of returns from the GP or general partner.There are exemptions from the equity contribution laws like the mortgage note or debt route (being the sole debt partner on the deal via a first position wholly owned mortgage note by you) or other private placement filings like a 506B (35 non accredited + unlimited accredited but can’t market the deal) or 506C (accredited only and can market freely).Best of luck on the above,

@Brian BakerA Solo 401(k) does offer a participant loan provision, but it is capped at the lesser of $50K or 50% of the plan value.
