I have no delusion or desire to think that in a year I'll be sipping drinks on a beach and never having to work again.

I lived there before I started renting it out, and although it's not the beach I loved it - convenient to everything and I was minutes from my work.  

We are renovating a condo in one of the Pinellas beaches.

I said all of that just to say that yesterday I spent the earlier part of my morning with the sheriff in Virginia Beach throwing a couple out of my house and retaking possession.

I'm helping my in-laws find a property manager for one of their properties (single family with beach and golf course access). 

In addition, they get the midnight calls when something is not perfect (cannot connect with WIFI, locked themselves out, lost the key on the beach, cannot find the place as they walk back from the bar, etc.). 

We live in West Palm Beach Florida. 

So you buy a few properties doing the 1031 exchange each time until you trade up to 4 plex that you fix up on the beach.

I began looking in Broward, then Palm Beach, then Martin County, and then I said okay guess I'm really going to have to go North. 

.- Jennifer I see your Fort Lauderdale as well, having said that I am about to check out your post now, but my current rentals are in Riviera Beach so I am familiar with higher crime areas as well as Higher than normal tenant turnovers, as well as not the easiest of tenants to deal with.
