So if you wanted a big portfolio, you could use the 600k as down payments on several properties, buy maybe one or two in cash (in cheaper markets), and use financing to leverage your current capital into a much bigger investment.

There's a ton of risk with those number if you use a lot of leverage, and on the other side if you pay all cash the risk is less but the return is pitiful.Markets are on a tear right now.
