If the return per door works out better than if you hadn’t done mail outs and list buying, it’s pretty clear it’s working. 

I’m just wondering if that could be a viable option to get my foot in the door and if so how do I seek out an investor looking for my skill?

There are other comps that sold for 530k but have an extra bathroom, garage, and central air. 

(attached)NOW, here I am left with a house in disrepair, continuing to accumulate city violations (next inspection is due May 31st), renovation insurance, nuance fees for emergent boarding up the home and garage due to squatters.  

It’s 2100 sq ft, has a yard, 2 car garage, and are in a really nice neighborhood.

Most people rent out rooms in their homes or converted their alley garages into rooms/apartments.

Also, being that it’s such a small list have you considered door knocking?

Guess I need to add quite a few more doors to my portfolio before I can think about learning to fly a helicopter. 

For example, leaving hoses full of water attached to a faucet in a non-heated garage.
