Any thoughts as to why it's selling for so cheap?

We're going to sell one of our duplexes cheap right now even though it has really good potential.

You will be able to find properties cheap over the next 12-18 months methinks and possibly longer than that.

The house will look like a cheap rental.

Buy from someone that had "the itch," screwed up, and is selling cheap :lol: .

Buying to hold is like getting married, you don't cheap out on the wedding, and you got to think long term.

Now is just not a good time to be attempting to flip houses unless you buy them extremely cheap and cheap out on the rehab.

I've been researching areas around the Tri-State and have found some good towns/cities that Im planning to get rental properties in that are cheap and cashflowing like crazy.

there are a few cheap mobiles here in my area (ocala, fl) that i have been looking at to rent out. the problem is, they are singlewides and nobody around here will do an investment loan on one. obviously, i am looking for as close to 100% LTV as possible. the one i am really interested in should have no problem appraising, after looking through some comps. it's been completely renovated and already tenant occupied. rent is double what the mortgage will be.please let me know of anyone who might be able to help me out. i have a 760 midscore and will need to go stated.Eric
