There are some odd cases in Denver where the zoning dept has a separate doc that specifies the odd approved use of the property in the past before all of the zoning changes in 2010.

@Chris Shue some lenders will be different with this process but yes, they may not show you the appraisal until they fully approve it.

I don't know of any loan types that would give the approval to lend on a property with an active sinkhole...and yes, that means conventional loans too.
