After my deployment to Afghanistan in 2012, my path of life took the turn towards responsibility and adulthood, which was around the age of 22.

As far as not getting full price not using a realtor, having been doing this for 30 years and having passed the real estate exam in NY, NC and FL  five years ago I would've agreed with you  But in this digital age I hundred percent disagree with your statement 

Every room occupied for sleeping purposes by more than one occupant shall contain at least 50 square feet of floor area for each occupant 12 years of age and over and at least 35 square feet of floor area for each occupant under 12 years of age.

Also I have come to hate plumbing in my old age and I'd rather call the plumber to deal with a leak rather than to have to crawl under another house one more time.  

I agree, on a house that age it's good to inspect what's behind the walls, under floors, etc.

That is the second time I have heard that book so I will have to buy it but is it up to date for the changing digital age?

My neighborhood is similar in age (Silver Springs), I'm currently completing my basement suite as well while I live upstairs.

Others are aging boomers finding themselves discriminated out of their jobs (age discrimination disguised as economic discrimination which is unethical but not illegal) or who lost their retirement savings in the crash and are finding their social security income falls well short of their monthly bills.

My current apartment lease is up in January '19 and my first US job in ages will have it's one year anniversary in October '18.So, fall / winter is my first big chance to make the transition to investor."
