Then something bad happens unexpectedly (illness, layoff, divorce, whatever) and their world is turned upside down.People wise up when they see or experience these things themselves ("when your neighbor gets laid off, it's a recession; when you get laid off, it's a depression").

other wise pretty good deal with no points its a little low for the small dollar loan.. but like  i said if your doing your buddy a favor and you are OK then go for it.

I am from NYC and can relate, the prices here are totally out of hand and let's say even if you can justify the valuation cash-flow wise it doesn't make sense.

Also, people are making an additional $500-$1500 for an average vehicle on Turo so it might be a wise investment.

What type of property (numbers wise) do we need to be considering in order to avoid paying capital gains?

It won’t do a whole lot asset protection wise now, but many states it’s about the same cost either way.

Married or not, this is a very wise way of purchasing properties because it doesn't tie up both of you in debt and credit. 

That tends to be a very bad decision money wise.
