Hello,I would suggest putting together the most reasonable deal you can offer after taking into account all of the advice you have been given here, and then create a comparison grid of some sort on Excel that will be presented to the old lady seller.

The probate court told me that even if the lady is unfamiliar with the process she will know what to do once she has gone through probate.

Yeah @Joe Splitrockthe seller was an elderly lady who had owned the property for years.  

My daughter helped her pick them up, and the lady told her that in a few years she should come back and get a job there.

Did not expect that, did not even think about checking that.That and what I was told was a good roof by the home inspector the lady we sold the house to said the roof was old and needed to be replaced.

One way low (that I rejected and the lady showed up at the house to question me why I did not counter-offer, priceless!)

When I called the county, the lady who answered said "you should've done a security deed" and explained that, in case of non-payment, I can proceed with foreclosure.I already advertised the house for sale and have cash buyers, but need to get it back in my name in order to sell it.
