However, after hanging the drywall ourselves, I can say that working with the 1/4" drywall was different than working with the other sizes as it is not lightweight drywall so even though it is only 1/4" it weighted at least as much as a 1/2" sheet and it seemed to break a lot easier.

It's about how to create that position given where the general market is and protecting that position.So your exit game (assumption here is that exit means a gradual move from active to passive and higher risk/reward to lower risk higher security) will depend on where you are and where the market is when you want to say enough is enough.  

Their money has better returns loaning it out today @ 5-6% vs 3% a couple years ago so they have more incentive to call a loan due if the option is available (also think transfer of title to LLC here).Think about investing as a weight loss journey, slow and steady.

I just don't really know how different ratios are weighted when it comes to a credit score.

With regard to pets, I don't allow non-fixed pets, require the tenant to list the name, breed, weight and age of the pets, and fix it within the lease to specifically name those pets. 

They put more weight on it than anything else.

It costs about $25 on Amazon and is worth it's weight in gold.

Personally I wouldn't put too much weight into it in the beginning.
