All-in-all, we are looking to get a house in a safe enough area for my wife to live in by herself (as I will be going away soon for military purposes), that needs no major renovations, and that can cashflow, at the very least, $200 after PITI and variable expenses (i.e. vacancy rates, capex, repairs and maintenance, and management fees).

One thing that the calculator doesn’t account for is the fixed and variable expenses that come into the picture when buying and owner occupying a property that is much further away from where you live.I realize that I do not want to live a long distance from my job.

In Israel, there's a current market value price per SQM and so if you would look at a house in Tel Aviv and the average price per SQM is $15,000 and the size of the house is 120 SQM, that house (unless of course there are other special variables such is it's on the beach or has other unique features which would raise the value), would be worth around $1,800,000.
