Not upgrades or anything but actual duplicates.

So, if I upgraded our 4-plex, and started renting at $100 or above the average, would other's maybe follow suit?

If they are larger with more than one bedroom I would stay with the package system (wich can be upgraded to a high efficiency model) and add zoning.

I have upgraded the electric, the AC was replaced in 2014, and we are just finishing up remodeling the bathroom and kitchen.It has original hardwood floors in every room except for the addition, which is carpeted.  

All you have to do is rent collection and eviction if needed and cosmetic upgrades when necessary, all of which are easily manageable without having to pay a property manager another 8-10% do  it on a monthly basis for you
