I was in a whimsical mood so I pulled the figure 86K out of a hat.I was very surprised when they accepted.I just paid cash.

In retrospect I should not have bee surprised when after three months I received complaints from both tenants (within a day of each other) that the bills was too high and that the other unit is using way more water/electric/gas and the split is not fair.

I'm really surprised how many houses $800k to over 1.5 mil are bought with cash!...

I've had quite a few just like this (no surprise since I only work private and trust deals for 25+ years).

Surprisingly enough, like clockwork, there was a bid every 2 second mark before the auction would end.

With that square footage I would be surprised if you will get $1600/month.  

I go into the house to find amazing $5/sq foot flooring throughout the property when I planned to do the $.70/sq foot flooring due to it being a cheaper house ($40k), so I called him and said "hey this really isn't in my budget I can't afford this stuff it is going to blow the budget".He started laughing out loud and said it was meant to be a surprise his buddy that works at a hardware store had someone bail on a special order of this oak bamboo flooring that is $5/Sq foot and he got it for $.99/ Sq foot and he was under budget on the rest of the house so he hooked it up.Just goes to show having a great contractor can make a world of difference.

But don't be surprised if you get asked for all kinds of hardship documentation and stuff typically required of a living borrower.

I want to make sure that I'm not surprised by any lien or other mortgages.

If you are buying and thinking of using a realtor to write up a Lease Option, I'd be REAL surprised if the realtor knows enough to be of any help.
