There is a few out there who are backstabbers and thieves so watch out and be careful.One variation of that is called "reverse wholesaling" where you talk to buyers first and find out what they are looking for then go look.

I have witnessed a true wrongful foreclosure case where the homeowner was foreclosed on, asset sold to a 3rd party, servicer tried to get asset back, 3rd party denied it to my understanding, evicted occupant, homeowner won trial against servicer, etc and was awarded a big chunk of change, servicer appealed and won.Most mortgage litigation attorney's have told me they stay away from post foreclosure cases as they typically don't go anywhere.Complex subject and I'm not an attorney!
