The sellers also agreed to stay on for a couple of months to help the transition, which was another factor in the loan approval.

One of my agent referrals even has a PHD and operates throughout Northern NJ.When identifying NJ markets your primary criteria should be heavily leaning towards public transit and accessibility into NYC.  

I would make sure you property pencils out as a regular rental just to make sure you have multiple exit or transition plans if your STR doesn't work out.

The plan would be to transition out of my unit into one of the other units if a tenant leaves since I can get more rent for my fully updated unit.
