Others can "teach you", but not "tell you" the answers. 

Looks like the lessons of the past did not teach them anything.

They analyze the deals, will teach you a thing or two and after several analysis you start to get a pulse on your market.

Definitely don't go with a big seminar company that will charge you $20k+.You can find good mentors for much less.What can also work well is to find a local investor who is willing to take you under their wing and teach you everything they know by letting you get involved in their deals.

So my comments on the subject come from an accumulation of experience of over 10 years and over 10,000 hours of helping individuals work through trauma and in teaching parenting classes.My wife grew up poor in a family of 6 (2 parents and 4 kids).
