I really want to get started in the business but am unsure of the right approach/path.

So on and so forth..only turn key investments until I am quite skilled. has anyone every taken this investment approach.

Learn about birdogging, you could approach landlords about small maintainence jobs, yard work, rental cleanouts, etc.

Sounds like it would be very difficult to move.If you aim to buy it, then you might want to research similar motels on loop net  and/or thru brokers, find a LOI template for a hotel, build a buyer's list, and approach a bank/ private money.  

I've had good luck using this approach. 

If I'm in Southern California and I'm looking to invest in New York, do I approach banks and brokers that are here in CA, there in NY, or does it not matter?

I'm looking for feedback on if this approach is a good idea, or a bad/unethical/shady idea.A tri plex goes on the MLS on Friday.

With all the cloud systems, apps, etc. there really isn't a superior device/system at this time, in my opinion.

Approaching someone that can produce a written lease that ends 18 months for now and they don't want to go.....be ready for big money....or simply honoring their lease terms.
