Wondering whats going on in your local market.Right now Houston is HOT.. very low supply of homes on the market..Houses hitting the market and getting 3-4 contracts within 24 hours.I believe there is a 3.4 month supply on the market right now, with lots of booming demand.

So I started looking around some of the smaller banks who could do these types of deals.I ended up finding a bank who would refinance with a portfolio loan 70% Loan to Cost (Not LTV since I didnt own them for more than 2 years) at a 3.75% variable rate. 

Investor loans with zero points are typically .50 to .625% higher, so 4.75 to 4.875% (or alternatively you can take the 4.25% O/O rate and pay 1.75% investor discount points, that decision depends on how long you might hold, usually better for investors to take the higher rate as you're doing).The fees paid to the lender (processing, underwriting, NOT 3rd party pass-through like appraisal, title work, closing) should be no more than about $500; there can be alot of variability here, and it can be negotiable.

I know this from first-hand experience dealing with the FBI to finally get a scammer and fake guru convicted and sentenced to prison, even after supplying them with ample evidence of the fraud.

I noticed in section 4.401 dealing with evictions they seemed to get mushy with regards to supplying a timeline for things to happen with regards to evictions.

You are safer shutting off the water supply at the source if you are going to be away and maintaining heat to protect the system.  

The greater supply of investors in CA also contributes to lower cap rates.
