@Domin Car,I have been able to negotiate with my local portfolio lenders to agree to supply loans on properties that are outside of the geographic region.I would encourage you to talk to some local portfolio lenders (i.e. bank loan officers) in your area and explain your venture and bring your professional portfolio to show them how you have successfully operated those in the past.With the line of credit that you should be able to pull from your other properties and depending on the leverage you're looking to position, you may have a good case for a lender to work with you if you ask enough people.Good luck!

Any advice would he helpful.I am almost at my 10 conventional mortgage limit, and was wondering if a possible strategy would be to have credit partners to be a partner in the deal (either bringing cash or not bringing any cash, just their credit), and I would be supplying the capital.The conventional lenders told me that it isn't really possible in a conventional way.

For those interested in the Honolulu market and/or more generally locations with significant supply constraints, here is a recent story from Bloomberg.Bloomberg notes that property values (condo prices) have almost tripled since 2000 to an all-time high.
