The law's on BPO's vary by state and some only allow a broker/agent to do them in the chance of getting a listing versus actual payment.Also the broker/agent unless a principal owner should review their IC ( independent contractor) agreement with the brokerage.

I'm extremely strict and only look to invest my money in a building that has decent cap rate maybe 6-8% with an occupancy rate of 80-90% but where there is still room to add some type of force appreciation to the building, typically a C Class investment.

The way I understand the new tax law is that HELOC interest is only deductible when used to build on to, or make repairs to one's primary or secondary residence.
