Obviously some property types and locations are doing better than others. 

@Haley ElisabethIf the ultimate goal is to build your portfolio, then I would sell the business and flip properties, while keeping the ones you like.

They know better than anyone.......Oh, and you can also get some of the better deals when buying those properties, as long as you have a good idea of the potential extent and cost of the repairs and plug that (with a healthy contingency) into your proforma. 

After getting a good amount of equity in the house for future HELOC funding, I was going to move out of it and use the property as a rental utilizing a lease option, or, rent to own agreement.

Mid term rentals are okay - depends on the property and location if it’s really worth it over LTR.   

Looking to get to over 50 properties in a few markets.  

Does any one have suggestions for property management companies they have had success with in the Richmond, VA area?

The other key to this property is it has city water and sewer at the lot lines which would obviously be cheaper than well and septic + has electrical just next door. 

For example, I mention that every adult must pay a $30 application fee, pass my credit/criminal background, make a combined income of 3x the rent, and whether or not the property accepts pets.
