The Big Daddy's lunch really is great - there is a wide mix of backgrounds (investors, wholesalers, developers, title guys, money guys, and even a self-described organic lady who does almost all of the above) and it is always packed, so get there on time for sure.

Being from Canada by way of California, I got my feet back in as a writer, having been a journalist, and learned all I could about the US market, making experts of various agents, lenders and multinationals investor organizations through ghost writing.

I need some one who is dependable, handy (can touch up paint, fix leaky faucets, power wash the porch, or whatever else is needed) AND has good people skills in that they will be working in two small senior care homes with Alzheimer's residents.  

Hire a couple guys and pay the skilled one 15-30 an hour and his not-as-skilled helper 8-10 an hour or be that unskilled helper. 

Leverage whatever skills you have to open a few doors, take some electives to help you avoid basic pitfalls of start-ups (yes, start-up principals can be applied to real estate investors), and network as much as you possibly can.  

Once I've done a few deals in the niche I've chosen and feel comfortable with my  skills I believe I'll be ready to tackle the next niche, whatever that may be. 

Plus, I stole one of their really skilled contractors, so I can flip less expensively now too.
