Ultimately, you may want to put up some cash/credit yourself because if you are only 'finding the deal,' that may not be a sufficient service to justify sharing in profits.

That means I would deposit that check to my LLC bank account, than write a check from my  LLC to my self?

Do any other self-managers use a third party to manage the process from tenant complaint, to fixing, to follow up?

A simple, generic "pest control" clause would sufficiently cover all of these.

I live in the Boston area, have 2 multi's & have a full time job ( self-employed) .So , Boston to Rhode Island , would be my travel (2 1/4 hours) .....don't mind periodically traveling to keep checking the property, in fact I prefer to do that.

I trust no one and prefer to self manage. 

A few years earlier, I had done some indepth research on the self storage industry and wanted to invest in that but my wife wanted a bigger home.
