As a random aside, I'd imagine in most markets you're going to have a really hard time making great cash-flow with SFRs in a B+/A area.  

You don't want to have your real estate investment have the same success rate of any new random retail store or restaurant.  

Some have even have lawyers review everything, but not every lawyer is that smart and some of them don't understand real estate transactions any better than a random person off the street. 

And I doubt a residential appraiser would be qualified to appraise a lake bed.Suggestions or random thoughts are welcomed.

The random deal above would cost them at a minimum $21k just to get (Not even including any work that may need to be done).
