Unless you are a licensed real estate agent in the state the property is in, it's probably illegal for you to sell a property you don't own.There is a follow on point, but if you don't already know the follow on point, I'd find out what that is before the state board of realtors gets you into trouble.

IMO a bigger red flag would be poor record keeping on expenses and other documentation that would indicate property condition.Anyway, you're ultimately purchasing the income stream that *you* can achieve, not what the seller achieved.
