Hello Everyone, I am looking to purchase my first rental property in Detroit.

Agents will tell you it is a thing, but no one has any real data. 

I am currently working with a real estate agent that sends me MLS.

I have an 800+ credit score and access to over $100k in revolving credit and much more than that in personal loan offers, but currently have less than $10k in cash reserves, which I plan to build back up to $20k in two months.My mom, in her mid-50s, wants to invest in real estate as a means to improve her retirement.

Unless you are a licensed real estate agent in the state the property is in, it's probably illegal for you to sell a property you don't own.There is a follow on point, but if you don't already know the follow on point, I'd find out what that is before the state board of realtors gets you into trouble.

Is the Turbo Tax software a reliable option for doing taxes that include real estate investments, out of state, personal?

IMO a bigger red flag would be poor record keeping on expenses and other documentation that would indicate property condition.Anyway, you're ultimately purchasing the income stream that *you* can achieve, not what the seller achieved.
