List of rules, list of charges (i.e. calling to plunge a toilet or clear a drain clogged by hair will be a XXX charge).I do have language in rent due/considered late specifically stating: rent must be RECEIVED by the 5th (post marked does not count), since you get people mailing it out on the 5th then being upset you consider it late.The easiest for me was when I started having tenants pay though Venmo.

She paid last month.This month no payment came in on October 1, no returned calls to my property manager asking about the late payment and eventually she sends over some CDC letter and doesn't want to pay anything.I have no doubt she will ride out the CDC order for however long it lasts.I'm afraid this CDC order will prevent me from evicting her, even though she has no lease.

When I called a few days ago to ask whether there were any issues preventing him from executing the deed / closing docs at the closest US Consulate (as we'd discussed previously), he denied having ever received the closing docs, and much worse, now denies having ever signed and returned the sale agreement to me in the first place, and is asking for a large price increase.
