I passed the state portion awhile ago but I'm having such a hard time passing the national portion. on practice cram exams I'm getting 90% and above but when I go to take it I only get 64% and I need 70% to pass I've took the exam 13 times. my biggest problem is that I don't understand some of the questions on the exam and spend too much time on them and sometimes run out of time. can anyone recommend me a practice test or something like that?

Damages... best practice is to drive by and observe the exterior often (monthly is good, weekly is better), inspect the interior often (semi-annually is good, quarterly is better), and deal with damages as you find them.

Once they have their vision and strategy articulated, they should sit down with an accountant and attorney who are well practiced in real-estate and plan the nuts and bolts of how to organise .... when should they incorporate (if at all); will they need/want a multi-layer corporate structure (sometimes it is advantages to incorporate large buildings in their own company); will a trust ever be needed, etc.
