It looks like it was listed in March for $500K and in June it dropped to $400K only to take it off market in July.

Hello -I have put my house on the market for the past 16 days on the MLS for rental.

The intent is to see if people have lowered their expectations for returns based on the current market.

Proposal 2:  Sell at market value and prepay 4 years of rent from the proceeds, standard lease terms.

I would definitely justify charging 1.5x the market rent for the inconvenience of not being able to move into the property.

In my market, the typical type of deed uses is a Special Warranty deed where you are guaranteeing only title issues that came into existence during your ownership.

The market rents on other hand are $1150 as is (this per the appraisal).

I found this deal through diligent market research and networking within the local real estate community.
