Then again, that could be a bunch of virtue signal and when the rubber meets the road and they are faced with a tenant who can't pay for a month or two they will make the logical choice.

We don't have an appraisal waiver, appraisal was issued by the lender before Shelter-in-place however appraisal company had put an hold on it to abide by the shelter-in-place order so we had no choice but to wait.But, yesterday the appraiser reached out to my agent and confirmed that he can go and appraise as the restriction has been lifted.
