Then the garbage bags can be disposed of with the rest of your trash.In my state, contractors are not permitted to work with asbestos unless they have special abatement certifcations and follow several regulations.

You might also want to make sure you have the proper occupancy/use permits for doing that kind of rental.

If you're saying that you would only raise the roof on the original 450 sq ft, and you don't need to get permits and inspections, and you do all the work yourselft (unlikely I think) then maybe $10K.

Extras that would make it even nicer: add a master bathroom suite, covered patio, 1-2 car garage depending on permits, minor landscaping, love :mrgreen: Some renovation costs i would guess at $15k for carpet, a/c, dryer plug, windows.

That quote seems high, but if they are pulling permits and your municipality requires a duct test... the costs start to go up.

I still need to decide on the shower stall (if anyone has had luck with any certain kinds I am all ears) other wise everything has been decided just some things still need to be paid for.Had to increase my electrical costs as we needed to add 2 circuits to the kitchen to bring it up to code with adding the dishwasher and bringing it into the 21st century.Gutted kitchen with its new windowThis will be the layout of the cabinets once installedhttps://drive.google.com/file/d/0Bw4tlga09RSJek1DQ...I had a meeting with an arborist on Friday for the massive pine tree in the back yard, unfortunately this tree will need to be removed as it is infected with bore beetles and posses not only a threat to my house but the house next door as well so it will be getting removed this next week weather permitting.

If the LL did a gut reno as you say, then Im 99.9% sure that the place is insulated ( you need permits for gut reno and insulation is 1 thing that is checked).
