@Jason Stephens - your passion and desire are to be commended...BUT, without wisdom and understanding they will get you in a lot of trouble.I hope you've taken the sage advice from others on this post.  

I've just become pretty passionate about real estate investing, wholesaling, lease purchase options & buy and holds.

Its seems like you have dabbled in quite a bit, so really tapping into what you are passionate about will probably provide insight for yourself to find what options are available moving forward.Second, and complimentary to this, check out what your local market is doing (if that is the area you want to work in).  

I work in the tech industry by day, but my real passion is remodeling, real estate and design.  

@eva arnoldEva great idea, this is one thing I am passionate about as I love seeing young, eager, and bright sailors come on our ship as an alternative to going to college.

My guess is the hard money lender is probably concerned that you are inexperienced and hedoesn't want to take the risk.Potential SolutionIf house flipping is something you are passionate about doing and are willing to invest the time and effort, my advice is to find someone who is successful and in your market and offer to work for them for free or a low rate just to gain some experience.
