Thanks for those wonderful tips you have shared with us here who are making it in the REI, we need those kind of motivation to get us through because I know being real estate it will really takes a lot of confidence and strategy and hard work of course, and most especially we should also enjoy what we are doing.

The basic numbers I see are usually:Purchase Price- price you pay for the propertySelling Price - amount you will sell the property for (not necessarily what you will list it for)Holding Costs- monthly payments, insurance, utilities, points paid upfrontRE Agent Commission - agent's commission on the sale of the property (commission on the purchase of the property is considered paid by the seller)Rehab costs - total expenses used in rehabbing the property from lawn, paint, permits, property inspection, contractors, supplies, etc.Profit - the amount you must make to take the dealIf you take the selling price and first subtract the purchase price, then subtract the expenses (holding costs, agent commission, rehab) you should have your Profit amount.

I do Complete Rehab, water fire, mold damage restoration, mold inspections, (re-builds) drywall, painting, post construction cleaning, carpet installtion and tearouts, new flooring, property management, I have 11 certifications, 2 are Master Certifications.

She and I talk about investing everyday and she said "Listen next property I come across in 60k-80k range, I will finance it in my name, put both of our names on the house and we will paint, put laminate floors in and sell it in a few months and split the profits" ..She Obviously went more into detail but the only reason she is doing this is to help me get into it..

I am in this exact problem right now and the tenant truly believes she left it in "pristine" condition even though I spent 4 days cleaning, throwing out trash, painting, etc. after she moved out.If she hires a professional cleaner and hires a carpet cleaning service she needs to keep the receipts and document by photo as others have suggested.
