When you execute a purchase agreement, you are obtaining equitable rights in the property (opposed to legal rights when you close on the deed).

So yes, there's work life balance there if you hire a property manager so you don't have to deal with the day to day issues.It's also true that it's a little more difficult to get into commercial real estate (CRE), simply because the property values are higher than residential property and lending for commercial property is not as easy to obtain for 100% of the property value as it is in residential real estate.  

Consider giving them a gift certificate to their favorite restaurant as a token of your appreciation for their patience during this time.Also, step up your watch of the property.

I have found craigslist to be a pretty good method, however i have noticed that some would like a pm certificate to go along with experience. 

I have dealt with Section 8 and yes some are just there for the paycheck with no care for the job, but hey I also work all types of Phd holders and all other certifications and guess what some of them can be just as lazy and non-caring about others situations.

The plan would be that I negotiate the purchase of the land (which I did) and then we would obtain a construction loan.

There is specific language in that deed noting that they warrant and guaranty the title to the property ONLY through their time of ownership ‘forward’ in time (in other words, “we only promise to defend any claims that showed up AFTER we obtained this property).Next time I will talk about “issues” with deeds.
