I object to the improper use of cap rates.   

Its that they are so objectively expensive (regardless of whether or not its a good value) that investing here in NYC area isn't realistic for me.

That seems slightly off to me, as doesn’t it make more sense for any potential buyer/client to have their own lender of choice order their own appraisals in doing their own objective due diligence vs. relying on an appraisal from a lender that has close ties and repeat referrals with the company that is selling them the property?

Plans, goals, milestones, and steps along the way is what keeps you on the straight and narrow, and not get detoured by shiny objects of distraction. 

And the "but" will be followed by a littany of reasons why racism is not that big of a deal, that its objects need to do things differently to respond to it, that those who attempt to combat it publicly are being political, etc., etc. etc.Here is where my wife and I stand.
