So we hit a bad streak with houses having issues and GC's and subs taking their time to have things completed on time, quality of work, subs not being paid, my husband and I had to much involvement and time spent so we said we have to change strategies.4) We both work full time jobs so the time we could spend at the job site was limited and hence the reason why you hire a GC but then you start hearing comments "oh it must be nice to work full time jobs, flip houses on the side, and show up here when you want too and do nothing and make all this money!"

When I was going through school in my early years, I found that the best skill to learn was how to learn itself.If you can do that correctly, combine it with books and the internet, you can wind up making the world your mentor.BUT, I can see there are certain concepts that might be counter-intuitive to my personal opinion.For instance, I keep hearing that the best way to learn is from making your own Mistakes.I try to see the other side and I do know that when you make a mistake, it's most likely you won't repeat it... but why must you make the mistake when you can learn from someone else's mistakes?

Your parents have been living there but in order to qualify for sec 121 it must be your primary residence so screw the 121 it won't qualify and you'll end up really screwed :)  There is a safe harbor in Rev Proc 2008-16 that establishes 2 years as adequate.

This is just a seller that "wants" to sell.This doesn't mean you can't get a deal, but it will need to be creative, and must work within what the seller wants at the end of the day.

I have been looking at 2-4 unit multifamily properties (3b/1.5b) in the Southington, CT area I did a site visit with my handyman.Property is in good shape new roof and deck, except for aluminum wiring and cosmetic items.This market has been very competitive the last year and decent properties don't stay on the market too long.
