Man, back before the crash, I had a small local bank that would would do cash-out refis for me at 85% of the tax card (the property tax appraisal).  

So I know what you speak of.Got an electrician's helper, an off the books deal, he got one or two fixtures for me at Home Depot, some taken from his employer electrician, old junk laying around the shop he claims, and had it done for me for less than $75.00, including parts and labor.

But hell, I got a great deal so I have no problem leaving some meat on the bone.

Problem: He doesn't know its me at this point.

It wouldn't surprise me at all if Millenials (or anyone) wouldn't throw out an offer on Redfin (where the data is from) to see if it sticks.
