Then from there, referrals and meeting others at meet ups, online like right here, etc.Most all of my deals over the past decade plus have been funded with private money.

Everything is finally in order and now I want to run at least 1 campaign before the big day to get the ball rolling again and possibly knock down a couple nice deals to help foot the budget :-)Anyways to the topic at hand...We have always used Yellow Letters . com to handle our marketing and so far the response has been about 2-3% - majority seem to be "tire kickers," so we are considering a little different approach.

Reasons why that has not happened is if I have a partner in the deal that just insists on someone else, or their has been a major reason the agent has proven they just are not willing to earn their commission on a sale.

As long as it is a cash flowing property that doesn't have too many problems(plumbing issues, a major foundation issue(all houses settle over time, but some house are built on very poor soil), and as long as you don't have issues finding new renters(takes months and months).
