Almost everyone I worked with there lives far away in the suburbs. 

He hasn't paid the owner in a few months and the owner doesn't live in the area.I've almost got him to a price point that works however i cant get access to the house due to the arbitrage.

I live in Canada but would consider ordering from the US if the price is right.

Maybe it evens out, I'm not sure.Permitting services are very common in Florida, and while I'm biased since it's how I make a living I'd suggest pulling your own permits a couple times in your market area and decide for yourself what value it has.

I think all scenarios can be different and also different depending on what state you live in, so I don't know how people on here could (or should) generically advise on that one.

think bigger. we build a triplex that's very popular in columbus. for house hacking unless you want to live with your tenants or rent bedrooms out push the dwelling units up and run the numbers. as long as you can qualify for it

We want to buy a multi family of 2-3 units and house hack by living in one and renting out the other one or two units.
