I think you would have to speak to a title agent and to the owner's current lender. 

Didn't have a choice but to go Hard Money on this deal because the only Private Money Lender I have found didn't want to do a deal out of the state of Florida (property is back in Arkansas).So far the numbers are looking pretty good and I hope everything goes well with it.

If not get it from a private lender (PL).

I'm also helping them get access to homes they didn't have access to for whatever reason, and I'm getting them to talk to their lenders who they've ignored for a year or longer.

I've dabbled in traditional real estate since 2009 and investor RE loan products as well as conduct due diligence for private lenders leveraging their cash.

I'm a mortgage broker and have lenders who won't even look at credit scores for Hard Money.

I have been assured by the lender that there will be no due on sale enforcement.
