Finding an advertising/lead niche is pretty much the only option realistically, because you are competing against so many well-established high-volume wholesalers already advertising in that area.

If it is legal you should always be wholesaling any deal lead you get. 

“Tech Company” Facebook basically boils down to scrolling through text, pictures, and occasional videos.  

You also must remember that while in the beginning transaction might be structured in compliance with the rules there is always likelihood of it leading to prohibited transaction in the future because of disqualified person's involvement.Once you have your personal funds and IRA funds in the same deal you are now opening a Pandora's box and the burden falls on you as the tax payer to proof that there are no personal benefits from your use of the IRA funds, and IRA did not benefit from the use of your personal funds.

Some of his behavior is absolutely illegal and I would never recommend anyone follow his lead, but it's worked for him.

Ask what their company offers for ways to generate leads.

Not an attorney and don't know the rules in your area, but I would think it's good to go.I'd probably just take a video of me entering the property, in case they come at me for "kicking them out" when they're not even there, (or if they're still in there and try to shank me...)
