Hi Ertha,We have been flipping in Toledo since 2014.One of the first companies to do as many deals as we have 👍We get a lot of deals from wholesalers, disposition managers and believe it or not Craigslist.I feel like there is always a deal to be found on Craigslist.You have to have feet on the ground to inspect, be quick and close with cash.The good one's don't last long.Thus the importance of establishing the right people on the ground before investing in a specific market.Wishing you much success

So if the flooring is expected to last for 10 years (I don't know the number) and they were there for 4 years and now it has to be replaced, you can charge them for 60% of the replacement cost.
