I would investigate the local economics (housing permits pulled, economic development plans, community engagement, etc.) before you pull the trigger in any market.

It's a single family home, 3 bed/1bath, 877 sq ft property, more of cosmetic work (fresh paint, fixtures, etc) and landscaping on it's 10,000 sq ft lot.

They all direct the reader to believe Civvl is a Brute Squad for hire to come and Fresh Prince your poor, innocent tenants and all the stuff out onto the street.I have never had to evict, but I don't think it usually involves a posse to forcibly remove the tenant.

I have cash on hand to do it, but figured I'd reduce my taxable income and avoid putting fresh money that is not subject to RE capital gains taxes into new deals.At first I was not going to buy new ones in WA because of the seemingly never ending eviction moratorium.

The investigative report by Reuters also found that servicemembers and their families stated the following complaints: "lead paint, vermin infestations, fecal and urine trails, bursting pipes, flooding, mold growth, collapsed ceilings, electric and fire hazards, and other substandard living conditions as a result of inadequate maintenance by housing companies."

Yes, it states in the fire report that the fire started as a result of open flames coming from the roof (the contractor’s were working on the roof-one of the contractor’s workers even told the investigator what happened).
