There's also a few more leads that we will continue to call and follow-up with after our initial offer was rejected.Out of the 1750 postcards we sent we have about a 0.6% response rate which I guess is ok for postcards and for only the second touch.

He told us what he initially wanted and we made an offer around $100,000 less and the seller accepted.We also asked to do this as a land contract with 20% down 4.5 percent interest which he also accepted.At this point I thought to myself, that's it for the year and low and behold the phone rang.

I don't know wether I should go further upstate or even in New Jersey or Connecticut which would be a long drive, or invest out of state so I can get better cash flow for a lower initial purchase price, then eventually I can work my way to invest here(if that would even be worth it).

NOI rules valuation wise.I would highly advise all to read Multifamily Millions by David Lindahl.What I did wrong was I thought buying a yield deal would have been safer and I didn't follow David Lindahl's proven step by step path.
