I would try to do it in your wife's name only because of your score and you're the one with the student loans, I would definitely try to do it in her name only. 

Don't rely on government to take care of you or you'll be in her shoes before you know it.

There are some very astute people like@Jay Hinrichs who have weighed in here with a true entrepreneurial view. 

Biggest obstacle for me moving forward, is not really wanting to go to each town to look at properties.
