One big thing I learned in the past year is when filing my taxes the goal isn’t to write off as much as you can and pay less taxes because when the lenders look at that they do not count it (rent you are receiving) towards your debt to income ratio hence the reason why I started exploring the HELOC path.

@Terry Dunlap I think it’s worth exploring but make sure you get accurate comps because I am guessing something like that is going to be hard to value

I will have to explore rolling over the Roth IRA under a custodian.I dont mind starting from scratch to put into a SD 401k, but I was hoping I could roll over the larger chunk of the TSP.I may have to reevaluate how to move forward with the long term money.

I am currently based overseas and have a 12 hour time difference between my current target market and where I am living.Wholesaler: I plan on conventionally financing the loan so wholesalers are pretty much out since most of them will require cash buyers.Driving around and knocking on doors: I live half way around the world so I can not explore this option.Bird Dog/Using someone to find me deals: As a new investor how do I go about doing this?
