I'd primarily be looking for candidate properties through my Agent/MLS and also off market properties available via wholesalers in the area.As I begin this process, I will building my team and will be looking to get referrals on general contractors, a lawyer, and title company, as well as networking here on BP and at local meetups to find possible sources of capital, JV partners, and potential off market deals.   

Find\Get a primary Team put together that is local, experienced, and trustworthy.Have an office location that is real and serves its purpose even if it is at home.  

This is the opposite of what I experienced a decade ago when all I was doing was writing offers for people with no money down.

Our team of agents are all investment savvy and have a good spread of the Denver metro area.

Owner occupied loans are a little more tricky with our system but me or a team member would be happy to bounce ideas around with you.

Still it shows even experienced brokers either don't understand or don't read the actual contracts.  

For the experienced note investors out there, what do you wish you knew before you purchased your first note?

I'm looking for Contractors to team with.  

Maybe if the borrower is extremely strong and experienced?

I am here to learn from those reputable experienced investors that can point me in the right direction so that I in return can do the same for someone else in the future.
